New Design, Custom Booking Solution and Search Visibility for The Box

The Box had an office building full of qualities and a website that did not show them. We took over operations from another agency, gave the website a new design and published the full rental portfolio with prices. We also built a custom booking solution, and since May 2026 we have made The Box visible in search.

In Short

Mementor took over the operations of theboxoffice.no in August 2024 and redesigned the website for The Box, a coworking space run by Ragde Eiendom in Sannergata 2 at Grünerløkka. The website is built in WordPress with Elementor Pro.

The full rental portfolio is published with names, square meters, capacity and prices: 13 private offices, 4 meeting rooms and more than 20 flex desks. Booking requests go through a solution we developed specifically for The Box, where the visitor picks room, period and size in one flow.

In May 2026 we extended the collaboration with an SEO agreement. The Box is now visible in searches for office space in Oslo, is cited in AI-generated answers, and traffic has grown strongly since measurement was put in place.

About the Client

The Box is located in Sannergata 2 at Grünerløkka, in a fully renovated building with BREEAM Excellent certification. The building is run by Ragde Eiendom, a Norwegian real estate company established in 1995.

The offer spans from a single flex desk in an open landscape to private offices for up to 6 people, and meeting rooms rented by the hour. The offices are named after the industrial history of the building: Pelton, Dynamo, Støperiet, Smia, Valseverket and Spinneriet.

The facilities set The Box apart from an ordinary office floor. The building has a 450 square meter gym and an in-house restaurant with more than 250 seats and its own roof terrace. The head chef has a background from Michelin restaurants.

On top of that come changing rooms, bicycle parking with washing and charging, and a garage with car wash. Everything unlocks with the phone through the Unloc app.

The Challenge

We came in as the operations provider in August 2024, on a website another agency had built. The year of operations gave us a clear picture of what had to be solved, long before a redesign was on the table.

The website did not show what The Box actually is. The offer was hard to understand from the outside: which offices exist, how big are they, what do they cost, and what is included.

The prices were not on the website. Anyone wondering what an office space in Sannergata 2 cost had to get in touch to find out. Many do not, they move on to a provider that shows its prices.

Inquiries arrived as loose emails and phone calls. The Box had to ask back about room, number of people and period before they could answer.

In search, the website was practically invisible. Anyone searching for office space Oslo, coworking Oslo or meeting room rental in Oslo did not find The Box.

The Solution

Five Deliveries That Work Together

The design, the prices, the booking and the search visibility are built as one whole. Whoever finds The Box in a search gets their answers on the website and sends a concrete request in the same visit.

New Design and New Structure

The Box has its own visual identity, rooted in the industrial history of the building. The structure follows how people search: one page per office solution, one page for the facilities and a clear path to booking from the entire website.

The team at The Box edits the pages themselves in Elementor Pro. They do not need a developer to change a text, swap an image or add a section.

The Full Portfolio Published, With Prices

All 13 private offices are published with name, capacity, square meters and monthly price, from Box09 Smia at 9.7 m² to Box12 Momentum at 40.3 m². The 4 meeting rooms are listed with capacity and hourly prices from 650 kr, and the flex desks have price ranges.

The visitor decides for themselves whether The Box is a fit, before getting in touch. At the same time The Box avoids inquiries from people who would have dropped off on price anyway.

A Booking Solution Built for The Box

The booking is developed specifically for The Box and sits as a modal available from the entire website. Menu, buttons and links open the same flow.

The visitor first chooses between coworking, private office and meeting room. The solution then filters the offices by number of people, so a team of two does not have to browse rooms for six. The form asks about rental period for offices and about time for meeting rooms.

The request is sent without the page reloading, and lands at The Box as a fully structured email with room, category, period and contact information. When they reply to the email, the answer goes straight to the customer.

The Facilities as a Selling Point

The gym, the in-house restaurant, the changing rooms, the bicycle parking and the garage have their own page. These facilities often decide the choice when two providers are equal on price, and they were barely visible before.

The page is written for search as well as for reading. It answers the search office with gym in Oslo just as well as it shows what is included in the rent.

SEO Agreement and Visibility in AI Search

Every page has one prioritized keyword, with a title and description that answer already in the search result. The title Meeting room rental in Oslo from 650 kr per hour gives the answer before anyone has clicked.

We added full local business data with address, coordinates, organization number and service area. That way Google understands what The Box is and where they are.

We connected Search Console and Analytics, because traffic had never been measured. The first thing the agreement delivered was an actual picture of where people come from and what they search for. Since the start, both traffic and visibility have grown markedly, week by week.

We also published llms.txt, a machine-readable overview of the website made for language models. Together with content built on concrete numbers, it makes The Box cited in AI-generated answers, not just ranked in Google.

How We Worked

The collaboration has grown in four stages, one at a time.

    Takeover and Operations (August 2024)

    We took over the website from another agency and handled the day-to-day operations. Through the year we mapped the rental portfolio, the facilities and how The Box handled inquiries in practice.

    Design and Structure (2025)

    We settled the visual identity and the information structure before development started, and decided that the prices should go on the website.

    Development and Launch (Fall 2025)

    We built the pages, developed the booking solution from scratch and tested the entire flow until the email lands at The Box.

    SEO and Beyond (From May 2026)

    We extended the collaboration with an SEO agreement and run the work continuously with keywords, local business data, measurement and visibility in AI search.

Can you take over a website another agency built?

For The Box we published llms.txt, structured the business data and wrote the pages with concrete numbers for price, size and capacity. Now The Box is mentioned as a source in AI-generated answers about office space in Oslo.

How long does it take to see the effect of SEO?

It takes time. The agreement with The Box started in late May 2026, and the positions built up gradually after the technical foundation was in place. The results have kept climbing since.
